Mutual Support for House-sellers - anyone interested?

We are in the process of sorting out our house to put it on the market in the summer. Of course, we could get everything spot on and sell to the first person who comes to view, the day after the board goes up (or even before). But back in the real world, it is more likely to be miserable, long-drawn out and frustrating.

If there are others out there in the same situation maybe we could share what works and what doesn't, and cheer when the offers roll in.

Any takers?

    I think you will find that anything you want to post regarding marketing your house and getting offers etc. will alway bring responses on this board.

    People are generally quite supportive and always willing to advise, add comments or just give general support when required, so just post away whenever you are ready.

    It doesn't have to be a miserable long, drawn out process. Just make sure your house is priced very keenly if you really do want to sell. Do lots of research on actual sale prices of similar or comparable properties to get a better idea of what is achievable.

    Declutter house, obviously and I always like to do my own viewings as I know the house far better than any ea and can extol it's positives and even give a positive spin on anything a viewer may see as a negative.

    I've just sold my own house after 4 weeks on the market, I did end up taking a hit on the price, but the offer I received was from a family who have already sold and in rented and there was a smaller property I dearly wanted to be able to secure, which is empty, so a completely chain free sale was very attractive to me and I accepted the offer.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We put ours up for sale 5 days ago.For sale sign just gone up today.Anxiously waiting for viewers!The similar house to us over the road,but has a conservatory,ours hasnt,sold in 2 months,got £7000 below asking price,needed a quick sale for job move.
    We arent in such a hurry but after wanting to move for years and finally having the savings,would love a quick sale.
    So yes would love some mutual support!

    We have given ourselves a month to get everything just so (would be quicker but are not in the best of health and have low stocks of energy!) which means freshening the paint, some re-plastering, a massive declutter and a good garden tidy for kerb appeal. Happily grown up son is helping with the garden which got a bit neglected thanks to OH having cancer last summer - quite takes your mind off keeping the garden neat. My task is the painting which starts tomorrow...watch this space.

    I think this is a great idea. Unfortunately (?) I am not buying or selling at the moment but when I was it would have been good to compare notes. Hope you all have transactions that go as smoothly as possible.
