Ending a AST

Local council has offered me a disabled friendly bungalow out of the blue, wasnt expecting to be even offered anything so soon they told me at least two years on waiting list.

I have just signed a new 6month AST tenancy on my present 2 bed property, small detached cottage tye terrace place, beautiful with brilliant Landlord, but the bathroom is upstairs and I have difficulty getting up and down the stairs to the loo and bedroom.

Landlord is lovley person but this bungalow is a god send once in a lifetime offer...I pay second months rent into this AST today and he holds a months deposit in a deposit scheme, also my friend has acted as guarantor for me so its a double whammy if i left they would be held responsible for the remaing rent on the remainder of the AST term, not that i would leave unless Landlord agreed etc.

I intend bieng totally honest with the Landlord re my position, and would pick up all advertising costs to find new tenant/s and leave my deposit for them.

Do you think he might listen, I have been model tenant, rent paid on time over last 12 months etc, just dont wish to miss out on this bungalow offer from the council, these offers are a onece in a lifetime opportunity in the present housing market etc...

I wish to leave with Landlords blessing and goodwill... ah well will just be as 100% honest with him today and see how the land lies, this cottage is a fantastic but the bungalow will fufill my fast failing health needs more, walk in shower room, one level etc...will let you know what he says...gosh Im so lucky to have a choice after my bad luck a year ago this is like a dream come true, honesty is the best policy in this case... will post later with some news hopefully good..

    Seems like you know what's what in terms of being stuck in the contract and having to negotiate a way out so all I can say is good luck and I hope the landlord is reasonable.

    So I assume you checked your agreement and it does not contain any break clause.

    I would start by explaining the situation to the landlord and offer to pay his costs, and rent until a new tenant moves in (I'd not mention the deposit for now).
