Cost Of Moving

We are currently thinking of downsizing.
If I sell at £375k, use the odd £75k to pay off the mortgage and buy for £200k, that leaves £100k in the bank.
How much of this is likely to be eaten up by the cost of moving?
There will be agent's fees on the sale, stamp duty on the purchase, maybe a removal truck. Anything else?
