We have had letters asking about our house on a few occasions - we are in a desirable area and the house has great road side appeal - have to say we always think do these potential buyers really have any idea how much its worth - so if I were you Id put somewhere in the letter the price range you are looking for rather than raising hopes on both sides and then finding the house is out of your range.0

that would tell potential vendors exactly what your upper limit is
...and if you tried to lowball in the letter, it wouldn't encourage anyone to contact you.
I think a way around that is to mention you are happy to consider paying 'market value' for any property0 -
This would be much better condensed into a few lines. And no need for 'I am writing to you'. I would also stress that I was a private buyer and I wouldn't give out my email.

Before I bought this house I had put a letter in the doors of the roads and kind of houses I was interested in.
My letter was more of a friendly & casual effort, hand written and then photocopied as I preferred the personal touch. I started off saying Hi, then went on to mention that I'd sold my house and was looking for one in the area to buy and giving my mobile no.
What happened was I didn't have any direct response, but the couple who were selling my house passed on my details to the ea they were going on with as soon as they decided to list the house. I think they didn't feel comfortable with dealing with a possible vendor without an ea as middleman.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
Hi eveyone
We have been looking for a house since Christmas as so far we have seen two we liked.
The first we liked was the first one we looked at back in January but the vendor withdrew it from the markets.
The Second went on the market on the Friday we were due to view it on the following Thursday but on the Wednesday we had a call from the Estate agents to say an asking price offer had been accepted.
This weekend we are planning to write letters and go to each of the limited number of houses in Exeter that fit our requirements.
My question is has anyone tried this approach do you have any tips or hints for finding a suitable house?
We are looking for four bedroom Semi with decent size garden. New builds are too small both in rooms and garden.

Did you contact the vendor of the first place you liked which was taken off the market?
Depending on their reasons they may still be open to selling.0
