    Unfortunately their criteria for a suitable guarantor is totally arbitrary.

    Even an allegedly perfect guarantor can tomorrow give their home away, get fired & gamble all the bank-balance on the gee gees. Ie then no bleedin' good!

    Time to realise being a landlord is ALWAYS a gamble & requires you to use your judgement: time to get real & grow up?

    He has declared his income properly, but because hes investing all profits instead of living off them they cant take the money he has sitting on into account. Your post helped me understand why this is, if its more difficult to sieze his assest.

    I think you are right artfullodger, anyone could lose a job, gamble capital etc - so thats why I was rather annoyed the Landlord couldnt make a judgment outwith the figures. Turns out with 6months rent in advance I have convinced him to do so, and so I can move in. happy days

    Could you get round the need for a guarantor by paying, say, six months rent up front?
