Optima Legal Letter - Register of Scotland

Hi,
I wonder if anyone could help me?

We recently had our secured loan in a old property settled as part of a TD is Scotland.

We left the property when we went into our TD 3 years ago as part of a voluntary return to NR.

But I this morning I received a letter from a company called Optima Legal looking for £240 to have a property discharge document to be prepared and sent to the Register of Scotland to have the load removed from the register.

I mean we don't live in the property, the secured loan has been settled and they say they were 'advised by Firstplus that your load had been repaid in full'

Is this legit? I mean, should I be paying for this, do i need it and if I don't what happens?

Anyone else had anything similar?

Thanks
