Insulting offer?

Hey all.

Im a first time buyer, and have seen a very nice property this weekend and want to put in an offer. Its on the market for £249,950.

Its been on for at least 6 weeks since I first started looking at houses online. The EA told me that the family have found a property to move into, but dont want to put in an offer until they receive an offer on their place, so are quite desperate to sell. With me being a first time buyer and able to move asap, Im wondering how low an offer would be an insulting offer, as I dont want to annoy them so they turn me away outright. I was thinking of offering £232,500. Does that sound reasonable, or too low? Or should I try even lower as i can move straight away and they want to sell asap?

    I don't think its insulting, do some research are there any similar houses for sale on the same road check out http://www.nethouseprices.com/ for houses sold in your area. The worst that can happen is that the estate agent says its too low.

    A house is only worth what someone is prepared to pay for it. If nobody else has offered and they are desperate to sell then they should consider any offer. I would not consider any offer within 80% of a sensible asking price to be a bad starting point.

    You don't know until you ask I suppose. At least if you start low, you can 'up' your offer if it is knocked back.

    We had an offer on our house yesterday, 16k below the asking price - it's only been on the market for a few days, & it was only our 2nd viewing, needless to say we declined! He was trying his luck I know, but come on !!!

    I don't think an offer over 90% would or at least should be considered insulting but 2 things to remember:
    1. The £250K mark is distorted because of the stamp duty threshold, ie nothing much sells above that but below £280K-ish because it becomes liable to 3% SD so they may consider their house is worth more than the asking price but it is unrealistic to market it at that.
    2. No matter how desperate they are to sell they will have a figure below which they can't sell and make the move they're after - you don't know that figure but do be aware they may not be free to accept any offer just to sell.

    Other than that - don't ask, don't get! So BoL with your offer.
