tenants childminding issues?

    I looked into becoming a registered childminder a couple of years ago, and was told that childminding isn't treated as a business for various purposes - letting being one of them, so I wouldn't have had a problem getting permission from landlords.
    Just remember, if your tenant wants to run a childminding business from home, they are much more likely to be a long term tenant, who won't want to be moving on after 6 months.
    And it's not just childminders wh have loads of kids in their house - I have two kids of my own, and at the weekend, there were 12 kids in here at one point ranging from 2-10 years old. The only damage was a spilt cup of juice, a cratch on the 2 year olds hand and a clump of hair pulled out of a cat (guess which events were linked!)

    Will YOUR insurance be invalidated because SHE breaks the rules? That could potentially leave you with a large uninsured loss and she may not have enough assets to make it worth chasing her. Extreme, but say the house burns down and she had too many kids in, or her registration had lapsed. Who will pay for the rebuild if your insurance refuses the claim?

    You need to make sure that there is sufficient insurance in place that you are covered regardless of her business.
