You'll find a buyer without a bath but you'll really increase your pool of potential buyers buy adding a bath in my opinion which could mean you don't have to settle for a lower offer and hopefully get a buyer much quicker.0

In answer to Mrs Imp - quite agree about the stairs which are completely hopeless for toddlers/babies. We looked at every which way to put in normal stairs but it couldn't be done. Our neighbours (renovating a similar house) have the same problem and are planning to knock the front of the house down and extend - just to get the stairs in! Interestingly, they have put in 3 bathrooms but only one bath, in the en-suite for the master bedroom...
I think we need to get some feedback from viewers, including the EAs that we ask to value the property.

YesI personally love a bath (think wallowing for 2.5 hrs is my record!) and didn't view a house which was pretty much OK/average because it didn't have room for a bath in the bathroom.
Having a bath is more flexible and won't put off families with tiny ones - I've been on many holidays trying to bath a baby in a shower enclosure...not fun. Wet.0 -
NoI did the same to my house 5 years ago, I had no problems selling it with just a shower room. It sold within a week! Plus I had a 6 month old and managed perfectly fine without a bath, that's just my personal experience0

I think a bath is a must for most people with young families. Although not a deal breaker as a buyer could put one back in themselves.
However in our case when we moved at the beginning of the year, we had narrowed our house search down to 2 we loved, it was the lack of bath in one of the properties which was one of the deciding factors in us choosing to buy the other. We would of happily of bought/lived in either and it was little factors like that which it came down to.0 -
YesI asked the same question (without the poll) a while ago. We have a 3 bed semi, just one bathroom and were considering taking out the bath in favour of a shower.
Opinion was strongly in favour of a bath in a property mainly appealing to families. Hence I voted for 'bath' - then I read about your open staircase.
I do agree that an open staircase is likely to put off people with young children and these, on the whole, are the ones who are more likely to view a bath as a necessity.
So, now I am undecided...0 -
Open staircases can also be a problem for people with difficulties with their sight, such as depth perception. They make me feel dizzy - not good whilst on stairs!
We took out our bath and replaced it with a good size shower cubicle as this is what I need for health reasons. I am hoping that it won't be an issue, especially as our property is likely to appeal to an older demographic.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
