Planning regulations should of course also be considered but such matters are not part of the land register, whilst restrictive covenants are.
Such regulations are dealt with by your local authority, as empowered by government, to 'balance economic development and environmental quality' in their area. Such regulations are likely to bind everyone under that authority whilst restrictive covenants are likely to bind much smaller areas of land once owned by a single landowner.
When considering any building works or changes to your property it is normal to take into account both the Planning regulations and any restrictions on the land register. A solicitor would again be the best point of contact to explain the issues involved although the local authority planning dept or website should be able to advise as to the type of planning regulations which exist in your area.“Official Company Representative

I understand all that but iin reality and with precedents set along the road already - the real world situation for this type of exercise is probably not to take legal advice, even though that is the case in an ideal world, and just be sensible in what is put in the front garden.
