What is the average commission?

what is the average commission charged these days for selling homes with EAs. can you barter and ask for anything else please?

    Depends where you are. A year or so the OFT determined that the average EA fee in E&W was 1.6%, the average in Scotland being 1.1%.

    However, even these will vary within the respective countries.

    When I put my house on the market in January the quotes I got were 1.25% and 2%, with others saying it all depends on the valuation and what they think of the house.

    In the end I went with Entwistle Green, who instead of quoting me a percentage told me they would do it for a flat fee of £2200 (I think that's right!) plus VAT. I worked out that that wasn't actually far off the 1.25% the more I sold it for, and I had much more faith in them to sell it for more than the small independent one who quoted me the 1.25%.

    I also paid for an audio tour which they say brings in more viewers- I'm not so sure- which was £200, but which would be taken off the £2200 fee if I sold it so it was basically free added on top, so you can negotiate.

    I was happy with my choice, I sold it (fingers crossed, completing on the 7th June) for only just less than the small independent agent was going to put it on the market for, so I'm pretty sure I gained from going for a more expensive agent rather than the cheapest.

    I was a bit silly as when I put mine on the market I negotiated for a 1% deal and as I'd sold with the ea before (an independent) I was told they were happy to negotiate as I was known to them as a previous client.

    Once we'd both agreed 1% was ok, the ea then said something that made me think I could have got it lower still, bah humbug, I should have held my nerve.:mad: Well, if ever there is a next time...
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I think 1% is pretty good in today's market. ;)

    A few years ago now, but we negotiated 1% too, though it was only agreed by mobile phone when the agent saw us approaching the door of her main rival, further down the street! :rotfl:
