What if I put an advert in the paper and maybe try other ways of selling the house privately and get no offers so then put the house with an agent. Then suppose that someone views the house and makes an offer after the house is with the agent, but who first saw it as a result of my private efforts? What would I need to do to ensure that I didn't then pay a commission?
That's pretty convoluted but I'm sure you get what I mean. This is my plan, as I read that most houses are sold to people who live nearby so it seems worth a go.0 -
At the point you sign up with the agent, you could give them a list of all the viewers you' ve generated yourself and get it agreed that if any of them ultimately purchase, no fee will be charged.
Get the EA's signature on a copy of the list though!
And make sure you keep a record of everyone who views!0
