Mortgage company claiming I underpaid

    Alternatively, contact the conveyencer who conduct the conveycing for you at the time of the redemption, and ask for a copy of the same docs on his file.

    Don't forget we also have a conveyencer in the mix, whom directly requests and recieves the closing redemption statement from the lender, checks it over, and accordingly raises any discrepencies they see with the mortgagor.

    Why would there be a conveyancer involved as the OP just repaid her mortgage, she didn't move house?

    When I redeemed my mortgage earlier this year I simply requested a redemption figure and then transferred the money to the bank when I had the letter.

    Now though I'm wondering where my deeds are!!! :eek: Must look into next week as I have moved mortgage 3 times since I bought my house 17 years ago.

    Sorry, my mistake if thats the case and it was not a simultaneous sale & pch, and she just simply repaid the mge, you are quite correct the services of a conveyencer would not be reqd.

    Thanks for highlighting that point - the rest of my post stands, in that the OP can request a copy RS & docs form lender by std request or under SAR regs.

    If the poster paid all funds due, lender sent a letter it redeemed, they would close the account down and send an Electronic Notification of Discharge. (END) to the land registry to remove their interest in it.

    I suppose if they have done this the poster has an arguement. On the flipside, C&G lloyds need all the pennies they can get so i'd expect a battle!!!

    But the OP did query the original redemption fee and it was confirmed to be correct. What more could have been done?

    Nothing - accordingly the lender needs to substantiate their demand with supporting documentary evidence, not just a statement of claim.

    C&G need to also prove this. They will clearly have written records on their systems of redemption statements and who they were sent to.


    Verbal confirmation is ok to an extent, changing direct debuts etc, settling a mortgage had to be done properly by a statement produced on a dat for a settlement date and a daily rate of interest should the date expire.

    All I can say is if C&G issued one statement and one statement only tohe op, thwn whatever figure is on there they should pay and C&G should honour it and write debt off.


    Alternatively if they are right, whi they could be, the payment should be arranged.

    Thanks to everyone who responded on my dilemma.

    I have met with C&G and they are now investigating.

    And just to confirm:

    * C&G did put the redemption figure in writing.
    * C&G also acknowledged in writing they hadn't sent me statements 'because they had the wrong correspondence address' - though this seems strange as the mortgage was on the address of my mortgaged property
    * C&G did send a closing statement showing that the mortgage was paid off

    why not provide the details you do have and see what they come out as.

    You only had the mortgage 10-20 months

    Amount borrowed in 20 10 and when, monthly payment, interest rate and amount to redeam oct 2011 will do for a rough estimate.
