DPS deposit repayment

following on from earlier threads ( i don't know how to quote sorry)

my tenants have gone :j

so now we get on to the deposit repayment stuff.......

on the computerised dps system:
tenant has requested repayment in full
landlord (me) has to either tick I agree, or I disagree.

i thought the tenant or landlord had to wait 28 days before they could request repayment unless exceptional circumstances........tenant moved out and 2 days later i received the computer generated email to inform me repayment requested. i assume that means that (once again) the tenant has said the circumstances are exceptional....but the dps have not let me know how it has be requested so quickly.

does anyone know how long i have to tick I agree or I disagee?

there is damage in the property that needs rectifying - and the help info says receipts for repairs, rather than quotes are better.
so i have made appointments with tradepersons to go in and do the work over the next few weeks - then i will pay them and have a receipt rather than a quote.

but how long can i leave it until i tick i disagree? 2 weeks is the figure in my head but i don't actually know :cool: what i don't want to do is leave it too long of course to be able to submit I disagree - and send off all the receipts.
as it is i'll only get a proportion of the £ that the repairs will cost. (£200 today just to clean the carpets which looked dreadful)

also - does anyone know if i can claim the money for changing the locks?- had to be changed due to tenant only returning 1 out of 2 sets of keys.....

    A quick look through the dps website indicates 14 days where the single claim process is used.

    Do the tenants owe you money for rent? Is the amount owed for rent more than the value of the deposit?
    Indecision is the key to flexibility :)

    Do you have an inventory signed by the tenant at the start of the tenancy? If not you will find it difficult to make any deductions from the deposit

    Pethaps you have misunderstood this clause

    "The DPS will only allow a repayment to be started once the Deposit has been protected for a minimum period of 28 calendar days."


    A T can begin a single claim process after 14 days after the end of the tenancy , if LL has not by that point agreed the return or retention of all/some of the deposit
