Aylesbury

Anyone know what's going on in Aylesbury around the Aston Clinton Road area?

Seems like there's lots of developments and protests at the moment.

Also, any ideas about possible extensions to the A41 or whether the Aston Clinton Road might become a dual carriageway in the future?

Would you buy in that area, if you found a house that was otherwise ideal and suitably priced?

    I know Wendover is full of HS2 signs etc, as the new HS rail link rips straight through villages that way?

    They are building a new railway line near Aylesbury, but unlike the many existing lines in the area which go straight through build up areas, the new HS2 line goes around (but close) to areas of high population density.

    There is lots of new housing and industrial development going on in Aylesbury. The existing houses basically follow the main roads in and out of the town, with fields behind the houses. The new developments will fill in these gaps. With more people around to use the facilities in the town centre (such as the fabulous looking new theatre) the town centre should flourish.

    There is a new dairy factory being built in Aston Clinton which will employ around 700 people. An industrial area will be built around this factory. I have already sent my CV off for a job at this dairy.

    With luck, a ring road road will be built around the town, and the rail line will be extended to the north.

    On the down side, Aylesbury is in the middle of nowhere. It's 20 miles to get to a bigger town. With the recession and lots of chain shops folding, the town centre is looking a bit ragged, but is positively upbeat compared to other towns I been to such as Swansea and Derby.

    I moved to Aylesbury 5 years ago, having lived in Cardiff, Chester and London. It's just a sleepy country town compared to these, with no real issues. Compared with the villages around Aylesbury, the town is cheap to buy a house in (comparable with Cardiff and Chester). I like living here.

    or do you mean the site by the side of the A41 near the tip, which is the new Arla dairy. I heard that there will be up to 700 jobs created.
    there's also some investigations going on near Bierton.

    There is development planned all round Aylesbury - North-east, south-east, south-west, south-east over the next 20 years. These developments include link roads, which will hopefully form a kind of ring road around Aylesbury. In theory this will ease traffic going through Aylesbury.

    If you like the house and the area, and don't mind that development IS going to happen around the outskirts of Aylesbury, then go for it. We find Aylesbury a good place to live.

    The traffic into/out of Aylesbury is an absolute nightmare in the rush hour.

    No worse than other places I've lived and worked in to be honest. Take Botley Road in Oxford. It can take up to an hour to drive down it in rush hour traffic.
    I find that the queues in Aylesbury can be long, but they usually keep moving, unless there's an accident. Not so in Oxford. Sometimes they just stop for no reason.

    Regarding the A41, do you think there are likely to be plans to join the roundabout at the end of the Aston Clinton Road (where it meets the dual carriageway) up to the A418 by the golf course? If so, how much do you think the new road will affect noise levels at the back of those houses by the Aston Clinton Road (the ones that are near the roundabout)?

    Also, do you think that stretch of the Aston Clinton Road which is currently single carriageway may turn into something more substantial if/when other developments go ahead?

    Hi Mr Thrifty.

    The Hamden fields link road joins up to that roundabout.

    I have heard that when the Bierton development goes ahead then the link road for that will roughly join where the other link road joins - so it would be on or near the roundabout. This is so that the series of link roads they are planning in association with new developments form a sort of ring road around Aylesbury.

    IF this happens, then it is very unlikely that the Aston Clinton Road would be expanded to dual carriageway prior to the roundabout.

    IF it happens, then it should take some of the traffic away from the front of those houses and round the back of them.

    IF it happens, you can expect some construction traffic for a while, but the trade-off should be less traffic upon completion.

    Obviously the plans haven't gone ahead yet, and this is all hearsay and nothing concrete, so please don't come and sue me if none of it happens :D
