Estimate for a garage

We have just got planning permission for a brick built lean to single garage on a semi detached Edwardian house, and got three quotes for the work. The garage is breeze block, with wood cladding, front bricks are reclaimed and supplied by us roof is slate. Door up and over.
Quotes were high:
1. £17000 plus vat
2.£17000 incl vat
3. £20000
All seem outrageously high anybody got any experience or thoughts?
ps pavement work and building regs would all be extra to above.

Assuming your garage is approximately 6.0 x 3.0 m these do seem high prices however the fact that all 3 prices are 'high' obviously indicates a trend. From your description it sounds a fairly simple job but I just wonder if there are 'extras' such as window(s), connecting or other external door, driveway finish, services diversion and specialist (timber or electric up and over) garage door? I would also have thought you were better to wait until building regulation approval received as this may well alter your specification/cost.
From the sound of things subbing it out may be a possibility to potentially reduce costs as the number of trades are limited. At most you need 4 namely a groundworker for footings/slab, a brickie for walls, a chipie for door, timber cladding and roof and a roofer to put your slates on.0
