removing someone from my lease

Hi there

I have broken up with my boyfriend who I own a flat with. I am going to buy him out but im not sure where to start with getting his name off the lease so the flat is fully mine. I was hoping that there would just be a form that I can fill and send to the land registry and thus avoid the use of a solicitor. Im not sure if a new lease would need to be drawn up in just my name?

Any advice would be greatfully received.

    It's a bit more complicated than this & you need to post a bit more detail. Is the split with your boyfriend amicable? Is the mortgage in your name or in joint names? If in joint names then you need to approach the mortgage lender to see if they will allow you to have the mortgage on your income alone. BF will have to agree to having his name taken off the mortgage too & lender will charge you administrative/legal costs incurred.

    If the mortgage is already in your name only but bf is named as co-owner then you definitely need a solicitor to see to the legal side of things.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I think that I should be able to get the mortgage amount that I want from them, im not sure if I would just carry on with the mortgage or if it would start again.

    Some facts and figures I guess !

    I earn 34k, my last mortgage statement in Jan said outstanding was 169k. We have a 2year fixed with Abbey, and the fixed period ends in November. Ideally I would like to just carry this on and remove my ex's name. We were both listed on the mortgage although my name is first (not sure if this matters), and both on the lease. I really need to get an idea of the charges that I might incur for the mortgage and the lease as I will need to take this stuff in mind when I offer him his cash buy out sum.
