Well there you go then. Anywhere between £2K and £22K.

Probably best if you do some sums yourself mate. That'll give you a better idea.

I done some costs myself and my sale and purchase is lower than yours, im getting around £16-£17k with a EA less without:

Estate Agents £3,750.00 1.5% of Sale value
Stamp Duty £8,700.00 3% of Purchase value
Solicitors fees £2,000.00 Sale and buying
Survey £500.00 Not a structural one, based on web searches
Valuation £300.00 This might be free depending on bank
Disbursements £500.00 This (searches and land registry etc), based on web searches
Removals £900.00 Based on a few web searches and forum "chatter", this seems to be the top end average

Subtotal £16,650.00 This is the total moving cost
Subtotal £12,900.00 This is the total moving cost without estate agent

Time and effort -£500.00 Travelling to view houses, meals out etc, it all adds up!

Sale of house £250,000.00 Estimated sale of our house
Purchase of house £290,000.00 Estimated cost of new house

Don't forget to add VAT to the estate agent fee

:) I love these forums sometimes - such a variety of perspectives can actually be very useful in figuring out your own!

I was going to suggest nearer the higher price, but as the quote above points out, depends on what you count as a moving cost :).

    Good luck though!

Also, the 'moving costs' don't necessarily have to be just money out of the bank. To make sure i've still got some buffer money, my additional purchases for my new home are all either on a 0% credit card or payment deferred till next year.

You can be MSE about how you make your payments - you don't need all the money up front
