Bizarre convo with Estate agent

Just wondered what your thoughts were.
We've viewed a house where the owner had told us they had found a house they wanted so were keen to move.
We've been negotiating for the past week on price only to have a bizarre conversation with their ea.
She said 'it's been a frought day trying to sort out their house purchase. They don't know whether they will get the house they are after and won't know for a month or more. I suggest you look at other properties because if they don't get this house they won't be moving at all'

I'm just wondering what the situation would be? Probate maybe?

I'm quite thankful the ea was upfront about it as we could have been in the dark about it and gone ahead with searches and surveys and lost money should they have been unsucessful with their house purchase.
I don't think it's worked out in her clients favour though cause no doubt they'll need to be in a proceedable position to buy the house.

    The EA doesn't care whose house you buy as long as you buy through them.

    Maybe they are trying to steer you away from a vendor who they see not resulting in a commission and towards an easier one?

    That particular property isn't going anywhere in the near future by the sound of it. Fair play to the Agent for telling you.

    Yeah that's what I thought cause she could have strung me along knowing it was highly likely to fall through.

    Why on earth would someone not know if they had had an offer accepted on a house for more than a month?

    I suspect a divorce is more likely than a repossession, some of which can become very messy and really drag on.

    Ask the agent? That's too easy. I prefer speculating about whether the vendors are aliens about to launch an invasion of Earth, that sort of thing.

    I don't know anything about estate agent law or ethics, but it seems to me the agent overstepped a bit telling you as much as they did about the vendor's business. If they were genuinely worried about your purchase falling through, all they had to say was "if I were you I would consider altenative options as this sale is not guaranteed to proceed". It's none of your business WHY the vendor is having problems, all you need to know is whether your purchase is going to go ahead or not.
