I think the flat is quite nice but as others have said abit on the small size esp the front room, agree you need to get abit more mininmal those pictures are nice but make the place appear smaller, saying that a big mirror does gives the illusion of space and light. Tidy the garden and if poss invest in a bigger shed as storage esp without a garage would be useful.
2nd bedroom agree needs to be a bedroom and if possible brighter,in your bedroom try and hide that horrible wall you look onto slatted blinds or sheer curtains but dont go for anything too fussy or bulky as will make the room appear smaller.
Price is a factor but say you are open to reasonable offers when people come to view and get a new agent.

Whilst it is a fairly pointless analogy, there is a point to it all.
Selling a property is a balancing act between selling fairly quickly and getting the best price. The OP has been concentrating on getting the best price until now, but she is recognising that there is a cost in terms of commuting time. If she now wants to concentrate on selling fairly quickly, reducing the price makes good sense.No reliance should be placed on the above! Absolutely none, do you hear?0
