Thanks for the update marshy. Sounds like the manager knew all about the call that should have been made, probably why the staff threw your call at him today. I would make very sure that your offer has gone though, they don't sound as though they are too switched on! Good luck, hope it works out.

So, if your offer gets accepted, the first bidder's is declined, and two weeks down the line someone else fancies the house and decides to trump your offer, and yours then gets tossed aside, will you still be happy about the situation?

The value of the house is immaterial.

Wake up Googler, he's trying to buy a house in England, no rules apply.

That's the point I'm making. Are you happy with anarchy for a house-buying and selling system?

No one is happy with the system, no one. But if the OP has actually done the right thing and tried to lodge an interest knowing that at some point soon he will be in a position to proceed, the agent must do the one thing asked of them, that is what they do for a living ! And marshy losing a house because the agent couldn't be asked to pick a phone up, sums up the industry. And playing the gent will change nothing, but I admire your stance.

I kind of like it, but then again I'm not so fragile I guess. :)
