Getting a property ready for sale to maximise price

Thinking ahead a little, but OH and I will be selling his flat later this year. It's a new build (18 mth old now). It's exactly the same dimensions as this one:

Now OH reckons he paid approx £160k for his (he can't remember exactly
but will check this w/e).
Personally I would never have bought it for myriad reasons, but now I just want shot of it ASAP and for the best price possible.
So, calling all experts!

- What can I do to maximise the price? From watching RightMove etc, I can see these apartments are not moving.... Obviously I will ensure it is immaculately presented with all pain work touched up, personal belongings moved, fresh flowers, champagne etc to sell the liftstyle, but:
- What can I do to give our aprtment the edge?

Looks like a nice flat to me !! (although I don't know the area etc.).
I would have thought now is a good idea to sell - Christmas is over with and we are not yet in Summer holiday season.
As this is a new build, I presume that there is little you can do cosmetically - the main selling (or not) factor would therefore be price.0 -

Personally I'd buy a house every time, so TBH I can see why the apartments are taking a while to shift. I'm just looking for ways to reduce that time but for the best price.0 -
