Gas safety check before exchange and after completion??

My Vendors have a LARGE freestanding oven and hob in their small kitchen. I dont want it so will not pay £300 for it, so they are planning on removing it and selling it once they move.

I have asked my solicitor to ask for a a safety check now and again once they have removed the oven.

I want a check one now as they have not had one done in a while, so feel I should have now before exchange incase of any obvius large problems.

I want one after the removal of the oven as I think this material change in gas system puts my family's safety at risk.

I know it will be difficult to ensure it happens after completion, and it will be difficult to claim any compensation, if it fails or anything but I still think it should happen!

However what surprises me is how this seems like a rarely done thing. I mean how often do people take light fittings, plug sockets etc, but then fail to get it done safely or at least prove it with the paperwork.
It just seems wrong to me. Which is why I am trying my hardest to get my vendor to prove the install is safe once he leaves with his oven!

    I believe your request is unreasonable.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..

    It's evident that you don't know anything about how free standing gas cookers are connected to the gas supply.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    So just get a gas safety check done when you move in lol. They cost £60 which is nothing.

    Gas itself is non-toxic...bit of a problem if it ignites but you will smell it, turn the gas off and call the emergency gas leak number so no major problem.

    Carbon monoxide is dangerous and that is created by the burning of natural gas in air. If it isn't burnt properly and directed outside through a flue or vented outside then you can't smell it and then it becomes dangerous...however if the vendor is removing the cooker then there is no danger.

    You should commision a gas safety inspection yourself when you take possesion of the property. Any faults with the boiler will be your responsibility to fix.

    Most owner occupiers do not have gas safety checks done unless they sense a problem or have some gas work done. Landlords of course have no choice.

    If you are concerned that there is a problem with the house gas installation it makes sense to have one done before exchange. I cannot see a need for a second one. Just inform the seller that a condition of selling is that they produce a receipt showing its been removed by a competent gas safe engineer. The installation will not have changed except for the work done to remove it and the gas engineer would be stupid to do it unsafely and compromise his accreditation. Also have you checked that its not installed using a flexible connector (quite likely) in which case its just a baynot fitting that anyone can remove.

    You want a safety check done before exchange? Ask the vendor for access and arrange for your contractor to go in. Then pay him for his work.

    You want a safety check done after Completion? Arrange for your contractor to go in. Then pay him for his work.

    Why do you think he fitted same himself and even so,how do you know his level of competence? I am not gas safe registered but i can perfectly competently and legally undertake such work in my own home.

    When I asked him about the fitting of the boiler he said he did the "wet" side, I then jumped in and said and you got a gas reg mate to do the Gas side..... He stubled for a bit then agreed.

    On asking for the paperwork 2 different install dates were mentioned 2 years appart. We questioned this. The vendor then came back and said it was the earlier date. Wich just so happends to be a month before corgi paperwork was a requirment, and only a month after he bought the place!

    No idea on competancy. I guess its fine given he is a water plumber, but that is not the point!
