Can anyone help - boiler at risk

Hello everyone
I live in a block of flats and every year I have lived here the management Co arranged for a LL gas safety inspection and my boiler passed.
Today, the gas engineer has classed the boiler as at risk, turned it off and left me a warning/advice report.
Boiler is a Gloworm Hideaway 40b, floor mounted. It is old, but not sure how old.
Report says that "boiler is burning at 14.7 mb,max is 12.2. requires new gas valve".
I have no clue as to what this means in terms of immediacy, whether it is necessary work or only advisable, or what. I am very worried, partly because I know that some boiler co.s are renowned for trying it on, and partly because I'm worried about any danger this may pose to me and my lodger.
If anyone could help I'd really appreciate it

Did he tell you that he tried to adjust the burner pressure but couldn't?
This can happen and will need a new gas valve.
At Risk means it could be a danger and not that it is dangerous. That would be Immediately Dangerous and the gas cut off to the boiler.
He should have gas rated the appliance as well. This would give a more accurate picture of how the boiler is running.0 -
Did he try to adjust the gas valve and for some reason the adjuster did not work OR did he not know how to adjust it. My guess is the latter.
The adjustment is straitforward but you do need to know what you are doing. The manufacturers instructions are on the glowworm website, your LL needs to find a competent gas bloke.0 -

Thank you for your prompt help everyone - this is the first major issue I've had in the flat and it put me in a bit of a spin.
I'm sorry I was not clear that I own the flat but the gas safety is orgaqnised by the management company. I have a lodger so as a resident landlord it is my responsibility to get this sorted.
I've posted onto the other thread in House buying renting and selling as my lodger is not a happy bunny, but just eanted ot thank everyone for their common sense and it has calmed me down a bit to know I'm not in imminent danger of death
A second bloke is popping round tonight I will raise the adjustment possibility. Pretty sure this boiler went out witht eh Ark but it has not posed a problem before.Emergency savings: 4600
