Hi to all on here
our property is listed for £189.995 3 bed semi nice quiet area been on for about 4 weeks about 11 viewings some have been good some a waste of time ( but i put that down to the EA) we were rung yesterday and told that the person who had a second viewing on Weds would be putting together an offer over the weekend but "it wont be the asking price as needs updating"
this refers to the windows and the bathroom suite
Now i agree that the windows do need replacing
the bathroom suite is the one that was put in when the house was built 15 years ago
these were the same ones that were in when the EA listed the property at the above price if we take a lower price we won't be able to move to were we want to
shall we tell EA that the offer what ever it is is a nice starting bid and we are looking for more
or take the offer on board and haggle at the other end

The estate agent is your agent and should be doing the best for you.
It's your house and you shouldn't be bullied into taking a lower offer however you do need to be realistic. Is your house a similar price to similar houses in your area? And how quickly do you want to move? These need to be taken into account.
I'd say listen to what the offer is and then if it too low then go back to your estate agent and tell them that it is to low.
Selling a house is stressful and takes time. You've only been on the market for a month so try not to get too stressed out it will happen.

Normally, an estate agent will market your property at X and tell you to expect Y (about £5K lower). If they get an offer of Y, they would generally expect you to accept it, and this is not unreasonable considering that they might have to work a lot harder to actually wait and get X for not much more in commission. I know it's nice to think that they're working in your best interests but in reality I don't think they are. They're working for their commission and that's it, so sometimes this can mean taking a buyer's side if the offer is reasonable.
If your estate agent hasn't set any expectations along these lines then as cuddlymarm has said it comes down to your circumstances. You mention however that you could "haggle at the other end". To be honest, you should be doing that anyway! You want to get the most for your place and pay as little as possible for the other place.
Your situation however is extremely common. As vendors, we like to think that our property is on the market at X "sold as seen", so when a buyer comes along saying that the bathroom suite needs replacing we think "well buy my property then replace it then, but don't use it as a negotiating tool". If they've come back for a second viewing they're probably interested enough for £5K not to make too much difference (never let 2 or 3 month's wages come between you and your ideal home), so I would have a go at holding out for your asking price - at least as long as your nerves can handle - but if you want to get moving seriously consider around £5K below your asking price...

If I was looking round and the windows needed doing I would definitely offer less (about 3K) I guess, the bathroom suite isn't such a big deal if this is the only thing that needs replacing - its only a few hundred for a new suite.
So taking this into account I would say that you might not get an offer for asking - you may have to think about maybe changing agents and upping your asking price if you deffo need a certain amount to move with.
I don't know what your area is like but you may struggle for surrent asking perhaps?
