Help with Adverse Possession application

Hi - any help with this would be much appreciated :)
I am applying to register some land that has been used as a garden associated with my house for over 25yrs, the land is unregistered. As I'm particulary short of funds at the moment I'm trying to do this without using a solicitor. I have made the application after reading through info on the Land Registry site and have recieved an email back from the Land Registry with a couple of things that need addressing that I missed on the original application - trouble is I don't understand what the Land Registry is requesting!!
The first thing I missed was a Land Charges search on the land, this is no problem and I am currently doing this..however the bit I'm confused about is the following (quote):

'Please lodge a consent to the service of notice of your application on such third parties as the registry may deem necessary'

I have no idea what this means and what they require me to do!!

I'm not a solicitor but it seems to me they want your permission to tell anyone they think needs to know about your application, about your application.

    Dear Land Registry

I consent to service of notice of my application on such 3rd parties as you may deem necessary

    Yours faithfully

It is what roboticpink says. Basically, you are not going to get away with involving the Land Registry in ambushing any neighbours who might also have a claim on the land. Not sayong you are - just that the Land Registry are doing this as part of a 1 size fits all process.

Thanks very much - I understand.
  • Hi

How did you check that the land doesn't belong to anybody? The parcel of land may be unregistered title but it doesn't mean it doesn't have an owner? You need to be careful before you do anything which can void your claim on the land.

I have searched via the Land Registry as has the previous owner of the house. Also my immediate neighbour has registered the same plot of land that is outside their own house.
