Extension cost

Can anyone give me a rough idea of the cost of extending the second floor of a house over a single garage, which is attached to the ground floor of the house?
Just an idea would be a help, we are looking at buying a house which would need extending and have no idea of the likely cost!
We are on the Lancashire/Cumbria border.

We have been quoted £15,000 for a room above the garage, but this could have been as low as £12,000 if we hadn't gone for loads of velux windows! Work due to start soon. Hope this helps.0

At the risk of not giving you an easy answer, I really would try and seek out a professional for anything other than guestimate advice. I am going through the process of an extension now and there really are so many variables. As an aside, if you are not going to get planning permission, it really doesnt matter how much it will cost.
There are price guides I'm sure online, in addition to those in magazines such as Housebuilding and Renovating that quote figures such as £1000 per square metre. Again, it really is such a moveable target I would take other peoples experiences with a couple of pinches of salt.

I would budget £1000 per square metre but do you know if the foundations and existing brickwork will take the new load?
We're just about to start ours and we've had to knock down the existing garage because it wouldn't take new the load.0
