Septic tank emptying after short tenancy...

  • Thanks for all of the replies. There was no inventory when we began the tenancy...would that make a difference? I know we signed the agreement, so should pay, but then we expected to be here a lot longer than 6 months :) LL is selling up, hence moving out...

    I think its something the LL should be responsible for, tbh, especially as you are leaving through 'no fault of your own.'

    If he wants you out he should be the one emptying it, IMO.

    No inventory, no proof it was empty, no problems with deposit :)

    Will he even be able to tell its not empty? (dont know a lot about these things)

    I would discuss it with the Landlord and try to negotiate.


    If you do end up paying £185 is outrageous. Last year we paid £90(we have ours emptied once a year).

    We were in a house that had a septic tank, we were heavy water users id say, no shower so 2 bathes run everyday, washing machine, 2 toilets, etc etc..........It was only emptied in the 6 th year we were there and that was £110, If I were you I wouldnt bother having it emptied cos it probaly hasnt got much in it at all, and £295 is far too much to pay, if LL dont ask you if you had it emptied I wouldnt volunteer information TBH.......but thats my opinion......

    I think you can argue that it is unreasonable if the LL cannot show that the previous occupant had similarly arranged for it to be emptied prior to the OP taking up their tenancy

    Tank with turds/sludge in at start, but tenant obliged to leave it sludge/turd free on tenancy exit? Sounds like we're in the realms of betterment.......
