What is my ceiling made of and what should I do to it?

Flash just means the repair will be visible, if it is cement board then I would not re-skim. Nobody has suggested it might be another material, it is difficult to be positive from a picture.
As I said in the other post if the joints are visible when the existing plaster is removed it is easy to fix new boards and skim.
This would also increase insulation
Get an EXPERIENCED plasterer to have a look but make sure he does not fob you off with want he wants to do to make a quickbuck, ask him for options.0 -
Sorry, I'm still not completely understanding, although I appreciate that the main advice is to talk to a professional and get him to explain the options.
Are you saying we should remove the visible underlayer of ceiling (the outer, plaster layer having removed itself!) in just that one area so that the joists are exposed and then fix new plasterboard to that? But then you say it will improve insulation so your suggestion must involve an extra layer over the whole ceiling. I guess I'm confused by exposing the joists yet not removing the ceiling which seems like a contradiction to me.

IMHO
If you're worried about asbestos a test will only cost you about £100 so best get the pros in to test first.
If it's found to contain it then its best to get rid of it all. This WILL cost you - prob about £1-2k depending on size.
If it's clear get a proper plasterer in to advise you. Use your heart to decide not your head or wallet. IT doesn't let you down.:whistle: All together now, "Always look on the bright side of life..." :whistle:0 -
