Wrote to builder... how long for response?

Hi

I have wrote to the builder requesting their permission to erect a conservatory to the rear of my house (house is 3yr old & in deeds says I have to send £60 & letter detailing proposal)


Has anyone ever done this before & if so how long was the turnaround?

I know different builders may be quicker/slower but im curious!

The consent department for out block of flats take ages to reply to stuff, I don't know why. When I recently asked for consent to let it took about 4 weeks.

The main thing is have they cashed the cheque yet?

Out of interest, is there a time limit on the period in which you have to obtain consent? I can understand a builder wanting to be informed about structural modifications within the first 10 years because of NHBC, but after that they shouldn't care what you get up to with your house!

Time limit on gaining permission will depend greatly on what the deeds say, and the leasehold/freehold situation. If you purchase a house from Jones Homes (for example) all their property is sold as leasehold, they do not sell this to the home owner - ever (afaik). This way they make a small amount each year from home-owners seeking permission to extend etc. as well as collecting their ground rent.

And it's an absolute bonus when someone asks for retrospective permission (I got stung with this one!!) and they charge you £300.00 instead of the £60.00. I learnt my lesson with that one, and I now know to check my deeds before I do anything in my current home !!

OP - they took about two weeks to come back with a confirmation - though I admit I pushed them as I was trying to sell at the time.
