Kitchen Extension

Hi All,
My wife and I are thinking of adding a kitchen extension on the back of the house we are buying (single storey extension). We are looking at around 10-12 square metres. Can anyone give a rough estimate of how much this might cost as an 'all in' price?!
We are also looking for a decent builder to do the work in the Hertfordshire area, so any recommendations would be appreciated!!

Around £1000 is per sq mtr - look at this site where people say wheere they are, what they had done and how much - some even give the numbers of there workman

Kitchen - anything you want would look from 10-20k depending how much of the room you fill, quality of kitchen, worktop and expense of appliances0 -
I would estimate around £10-12k on the extension building work excluding the actual kitchen. You'll need to calculate in the cost of the kitchen cabinets, flooring, appliances etc. which all depends on what sort of finish you would want to live with.

As an independent kitchen specialist we often have customers come to us in a similar position. We know a few builders who we have followed on from in the past and can recommend.
Beware of the builder that says they will also supply and fit the kitchen. I my opinion this is very wrong as being a builder is a completely different skill set to designing and fitting kitchens!
We are based in Hertford and St Albans if that helps.

What if the builder has a team of kitchen fitters, or a good subcontractor that he uses?
In any case, kitchen fitting is not a big deal, and easy to do. The art is designing the extension so as the kitchen fits and is planned, with no random or misplaced units0 -
For a typical 3mx4m single storey kitchen extension, you wont get much change from £20k with a basic kitchen and fit out
You will have potentially £2k in design and statutory fees, and that would not include any Party Wall fees if that applied, nor specialist engineer fees if needed, or build over agreements for the water authority
No builder can give you a quote or estimate until he has a detailed plan and specification to price off0
