Can I interject one note of caution in this particular case.
The Housing Association or other body which runs Co-Ownership in NI may have an agreement/requirement that the selling agent does the affordability/share calculator with the applicant before any further communication with the HA.
In England, the applicant for a SO property (new or resale) is normally vetted by the HA before being able to offer. If this can't be done immediately, the HA may delegate some of its responsibility to one of its panel brokers to perform the SO calculator and to obtain an agreement in principle, if the applicant does not already have one.
I agree with the requirement for the EA to qualify offers under the Act and that should be as far as it goes, but in the case of special schemes, there may be other factors requiring consideration.I am a mortgage broker.
