Private Landlord - Advice on Advertising

I'm a new landlord and looking for advice on the best and cheapest ways to get my property advertised on the internet. I am letting the property myself and already have the tenancy agreement. I just need to know the best way to advertise it.

The best way is not the cheapest.
If you advertise in places like vivastreet or gumtree (ie free) you will get low quality applicants - and possibly live to regret it.
What you need is a decent advert in the local paper, or for the best exposure and biggest choice of tenants, an advert in rightmove. You can't do the latter yourself, but various agencies will post an add on your behalf.
If your property generates £500 a month, that is £6k a year - advertising costs relatively little and it is worth spending something for your own protection.Life should be a little nuts; otherwise it's just a bunch of Thursdays strung together.0 -

i used them recently and they were outstanding. I got a 50% discount...you can find the discount code plus a huge review of the different websites here http://www.propertyinvestmentproject.co.uk/blog/online-letting-agents/
That discount code worked for me in Febuary 2012 however I would use them again even if it meant paying full price0 -

Getting it 'on the internet' is easy.
Getting it in places on the internet where more than your circle of Facebook friends will see it (i.e. where the majority of the general public who are looking for rental property in your area will see it) is more difficult, and usually requires that you be on the busiest rental websites.
Whether this means Rightmove, Globrix, Findaproperty, etc for your area is unclear.0 -
I am a long standing landlord but have recently joined this site although I have lurked inhere for a good while.
Don't restrict your sds to the internet I am in a position at the moment after not having anything empty for 12 months or more have now 6 empty all at the same time8-( I have put them in the local papers I have used the local estate agent who I havn't used for a year or 2 to do me an advert only on right move and also pictures taken and put in his window, I have done this for 2 in west yorkshire 1 in north yorkshire I have 4 empty in WY and 2 in NY it is £200 for both but I can piggyback the others off of these too I have put 2 on Upad £99 each, once again can do the same and 2 on private landlord directory this is cheap £ 50 for the year unlimited but only goes on this site and zoopla and its partner sites still is worth 50 quid for this alone ,and ran a couple of checks on this site too ,so my advice is spread it all about if its only 1 its hard ,but don't get sucked into letting agent fees , use them as a tenant find maybe but you are doing the right thing by letting yourself
