Help needed..

Hey all

We are first time buyers and have put an offer in on a house only for the survey report to come backs as 5k less of the valuation price and the mortgage company (GMAC) requireing a damp and timber report to be carried out. They have knocked off 2k of the mortgage. Its so god damm stressful as we had high hopes for the house.

Now after GMAC contacted my adviser with the report they called me with all the info that the survey said, and told me to contact the EAs to try and negosiate with the seller, into bringing the price of the property down.

So i called up the EAs, only to be told that "you need to know , who you are dealing with before you try and negosiate with the seller" as apparently he has refused ALL previous attempts at lowering the price by other interested parties. They also require a survey report to show to the seller as bargining power.

GMAC have refused to send out the survey report (which i paid £245 for!) either to me or my solicitor, never mind the EAs or the seller.

I am not sure what the best way forward is now.. i mean should i just give up on this and get back on the search? or should i try and reason with the seller. The seller does not live in the property. It just seems that £245 is down the pan, what happens if the same thing happens with the next property i put an offer in? £245 a time i cant afford, as a first time buyer my budget is very limited.

Please help!

  • If you paid £245 you have probably only had the valuation done, and not a Homebuyers Report. The valuation is for the lenders purposes, and I think it 'belongs' to them. It will only have the briefest of information, but I'm not sure why they wouldn't let you have a copy.

    GMAC HAVE to give you a copy of the Valuation report - i have several GMAC mortgages and have always had copies - you paid for it you are entitled to it - get onto a supervisor and kick up !!!!
