Cash buyers are usually sought if a property has a short lease, ie; under 60yrs. Do you know how many years remaining on the lease of this flat?The bigger the bargain, the better I feel.

When the phantom buyer vanishes, 'substantially' increase your offer by £1000 or so if the vendor commits that day to the sale at that price?0

Play it now like you are not interested. If they call you, return the call the next day or day after. Say you have found something very similar for the same offer money which you are viewing again on x day, so can't make a decision until then.
