Opinions wanted two questions

well now three
Firstly if your house was on the market for £184950 what price would you expect to get.
Secondly if your house was on the market for £169000 what price would you expect to get.
Thirdly would you pay £5000 for a second bedroom, Basically a flat is on the market (georgian conversion) in the same street as mine (not as good position) as mine and is exactly same square footage but they have made all the rooms alot smaller to cram in a 8ft by 7ft second bedroom (mine is newly renovated this one needs work) which one would you go for. By the way you are either a professional singleton or couple

1 & 2 - I'd expect the lowest price to be about £5k below the asking prices.
3 - £5k for a second bedroom seems a good price, even in a flat
The best person to ask is your estate agent though0 -
perhaps i should re phrase the third part of my question would you choose a large one bed for 5000 less over a small two bed0

It would realy depend on whether you were looking for a one bed or a two bed! If I were looking for a one bed and a wo bed were only £5k more, then I would go and look at it. I don't know what they look like though so wouldn't have any idea on whether I'd pay the price!Everything that is supposed to be in heaven is already here on earth.

1. and 2. - if they were for the same property then, depending on the market, I might expect to get very close to asking price if I'd had higher offers. But really it's not what the asking price is so much as every other flat to compare it with. If you put a flat on the market for £170k that was worth £300k, you would get many over asking price offers within a week; if it's only worth £150k you'd struggle to sell even if the market eventually caught up.
As for the 1 bed vs 2 bed - I might pay the extra £5k if I were a landlord - it's easier to rent out to sharers and I'd probably get it back in rent very quickly.
If I were buying a property to live and I wanted two bedrooms (but not immediately) then I might think of converting yours if the layout were suitable - £5k should do the conversion and I'd have the benefit of all the other renovations.
On the other hand if I were part of a couple with a baby I'd have no choice but to get the two-bedder... I'm afraid it's horses for courses and not all buyer will be comparing the two directly.Debt at highest: September 2003 - £26,350 :eek:

Just a point who determines what it is worth i have bought on sold many poroperties that were undervalued and sold them for more than they were "worth"
The only person who knows is you. If you do enough research then you'll find out the answer.
2 examples victorian terrace valued at £165-£175k 2 years ago. Bought for £169k. Sold to first person for asking price of £185K, 9 months after moving in. Reason that we achieved well over the "ceiling" price of the road is because someone couldn't get anything like it for the same money as far as we wwere concerned.
Next last week had offer accepted of £215K on house that we put on at £220k, had been valued between £200k-£205K bought for £187k 4 months ago and have done absolutely nothing to it.
Id say have a look at sold prices and a look around the estate agents buddy.
