Exactly. But couldn't the OP lie about their salaries and deposit so that the maximum they could borrow would be amount that they have offered. I doubt that the mortgage advisor would ask to see payslips etc.

Seems a lot of effort to go to. Much better to just say no.

Or, as others have suggested, ask them to beat the current mortgage offer. If they can't get up and leave to save both parties some time.

But in order for them to be able to beat the current offer, the advisor will need details of salaries, deposit etc so will be able to work out their maximum mortgage.

I'd simply say that you have an agreement in principle and that you will disclose it if and when your offer is accepted. Or even see the advisor at that stage, after acceptance of offer. Or, get your mortgage broker (if you have one) to write a letter indicating that you have a mortgage AIP which covers the offer being made.

If you have a mortgage lined up, tell them so. If they still insist you go and see their mortgage advisor, then go see their mortgage advisor, but do NOT tell them any financial information, as this would give away how much you can borrow, and thus how high you can offer!
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

When I started reading the thread, I thought that the seller was related to someone who owned the Estate Agent, in which case there is not a lot to be done. But as it is merely an employee, I would suggest as the offer has not been put forward that you drop a letter through the door of your sellers, making it clear that you have a mortgage in principle, that you have made an offer which the EA has refused to put forward unless you take a mortgage from the EA [poetic licence]. Say that you find this an unacceptable interference in your business and give your contact details.

Good advice! You might add that you are concerned that the person dealing with the matter for the EA appears to have a family connection withe the sellers which you hope is not a factor in the firms behaviour. Nothing like stirring the pot!
Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.
  • thank you everyone for your help, we have decided not to see their mortgage advisor, going to ring the advisor WE saw and see what he thinks of the situation and my future father in law just so happens to be an EA so we are going to let him make the offers and see how they respond!! Also going to email Trading Standards for Conditional Selling!!

Every time an EA asks whether I would like to speak to their mortgage advisor (I've never been pushed into it though), I tell them that I work for a bank and therefore I'll probably be going with the staff mortgages offer - they usually realise that they won't be bettering it.
