help please on selling an unwanted garage

does anyone know the process for selling a garage which is in a nearby block and never used? its currently listed on the land registry with the house.

    no idea, but why would you want rid of it?

    could you not rent it out?

    may be more beneficial to rent it out and then when it comes to selling your place the garage goes with it again, so may look more attractive to a potential buyer?

    agreed, most parking spaces and lockups on the gumtree website here go for about £7500 while rent for over £20 a week, pretty good investment not to mention the added value/desirability to your property

    if you sell it i am really confidet that you will hugely damage the value of your property. probable by more than you will get for the garage itself if i were you i would seek advice from an estate agent i your area as they will no better than anyone.

    I have had 3 EA's opinions and they have all said that the garage does not add anything to the value of the house. several have sold at auction last year for £4000 and they are much too small for modern cars. am thinking to sell the house soon and would definitely make more money this way.

    will have a think about the renting idea.

    This confirms my experience, at least in terms of flats where all have allocated parking but some have a garage as well. The bottom line is that whilst the garage will command more money from somebody specifically looking for a garage, you might be waiting a long time for that special somebody to come along.

    Therefore, the view that estate agents take is that they put the property on the market at the same price as other properties without a garage, and treat the garage as a "sweetener" that will make your property sell quicker than an equivalent property without a garage.

    If there were lots of people looking for a flat with a garage then yes, it would add value - but there isn't, so it doesn't!
