Renting with old debts

Hi there first post!! basically four years was young and got my self into a small amount of debt with store cards small over draft etc it all amounted to around 2k of debt. As i was niave back then didnt really take the letters seriously one turnt into a ccj which has been paid of and there was about 6defults from 2008/9 which has been sorted. ive been at home with parents but now want to rent a property. I take home in my pay check just under 2k a month so a good enough wage which hopefully land lords will take into consideration. so i was wondering whats the likely hood that i would pass a credit check to rent a property or would i have to stump up 6months rent up front.

I think you have nothing to worry about. I've been renting for years, through good and bad times and have come to the conclusion that some Letting Agents like to charge you for the credit check but don't actually perform it. One of my friends was in a similar situation to you recently and had no problem. Of course, some Letting Agents will have stringent checks on behalf of their clients and so they should, but not everyone. I would avoid anyone asking you to pay 6 months rent up front, in fact I've never heard of that.0

As a landlord, if my credit check showed that you had a CCJ recorded, and you hadn't disclosed it to me, you would be immediately declined.
If it was disclosed in advance, I would listen to the circumstances, but it remains proof that you have not paid what you should have paid, when you should have paid it.
As a first-time renter, I would probably require a guarantor anyway, but with a CCJ that would be a definate requirement.
You were young, you still are young, it is a fact of life that we have to live with the consequences of our actions. You may or may not be able to rent a place now - but once the CCJ is 6 years old it will drop off your record.Life should be a little nuts; otherwise it's just a bunch of Thursdays strung together.0 -
Be candid about that CCJ because if they carry our sensible credit-checks they will find out anyway. Landlords and their agents hate nasty surprises.0
