Kitchen Extension - rough idea of how much it would add to value

This question has probably been asked before, but I did have a quick search, so sorry for any duplications.
We are hoping to extend our kitchen to make it a kitchen/diner with french windows opening on to the garden. This will entail knocking into the existing utility room and building out to join it (if you can see what I mean). Anyway I was wondering how much the updating and extension of the kitchen would add to the value of the house. We just purchased it for £272,500. It is a 4 bed, 3 bathroomed house in a good area. Also does anyone have a rough idea how much it would cost for the extension which is about 2m x 2m. I realise it varies greatly but it would just give us an idea how much we should save for etc.

I would say extention would cost £15K
my advise is to list everything you think needs doing:
Labour & materials for knocking through
Labour & materials for extention build
Labour & materials for finish - tiles, plaster,decor, units
French doors/windows, glass - carpenter to fit them
Plumber to fit any water pipes/waste pipes
Electrician to bring in sockets
Value of house £300K rising to £325K in a few years.0 -
I have been in a similar situation with the house I'm buying. I asked the estate agent who is marketing our own property to accompany me on a viewing of the house we are buying (it's on with another agent). I showed him around the house and explained our building plans. He reassured me that I would get my money back and that the house would be a good investment. He said that normally he'd charge £75 for that service but that he'd do it for free as a favour.0
