    I would think getting your friend to spy on them and do stuff like fall into the room when the buyers open the door, or get caught holding a glass between their ear and the wall of the neighbouring room would be cheaper and more fun ;)

    Well, its over and done with.
    I had a friend to babysit the flat and she said they were very nice and interested in taking lots of measurements and pictures using a flashy camera. Essentially architectural drawings i think. Also spent some time in the loft too.
    They only took an 1 hour and 3/4 and don't appear to have any agenda in trying to knock the price down but i have to wait and see.
    Anyway, thanks for all the help on this thread.
