buying land next to my house

Hi all, hope you can help.

We have recently purchased our house and are interested in acquiring some land to the rear of it. The land is not used by anyone and because of where it is never likely to be developed on (we would just use it as extra garden space) The seller of our house claims that the "estate" (i.e. the original owner of all the houses in our small estate) owns the land but that they no longer exist. A neighbour has purchased land to the rear of his property by paying what the seller claims are just "legal fees".

I haven't asked the neighbour how he purchased his land yet, I haven't met him and not sure whether asking him could just prompt him to buy up more of the land before I get a chance.

I think my first port of call is the land registry and see if I can find who owns it that way. Does anyone know what I could do if I can't find the owner to negotiate a price to buy it? I assume I could go ahead and use the land and then claim adverse possession after 12 years but I don't want to wait that long just in case we sell up in that time. Are there any other possession scenarios like this I could take advantage of? If the "estate" really doesn't exist anymore can I just register the land for myself? Does the land registry advise on ownership issues like this?
