Few tips which might help.
If you use a letting agent, use an ARLA agent but beware because not everyone working for them will have actually passed the ARLA exams. (The Advanced Legal exam shows good knowledge but is hard - I know, I passed it)
Alternatively, used one of the franchised letting agents. They generally have quite good training and backup, and if things go really badly, you can always complain to their Head Office.
