Getting a deal on a new build

I have seen a coach house I like that is on with Bovis Homes it is £143950.
Does the following sound like an offer they would take seriously? Any advice welcome on how to get a good deal with a developer welcome.
My offer
They pay my 5% deposit.
Pay my stamp duty.
Include a dishwasher as part of the fitted kitchen, this is not standard, but is in other houses on the development.

Call Bovis Homes head office and pose as an interested customer (dont mention the deal already on the table).. I have heard of people getting 20k off a 150k house.0

most ftbyrs get 5% deposit paid and stamp duty paid are carpets included?my bark is worse than my bite!!!!!!!!0

Do you have a house to sell? If so, part ex may be a possibililty. If not go for the stamp duty/deposit and carpets.0

many peeps have said on here before:
you need to start your offer at one that would shock you! so, start by asking for more and hope to get what you want at least.
also, i think they need to finalise sales for end-of-year bonuses etc by the end of the financial year (beg april). so there mya be scope for cheeky offers at the mo.
be prepared to offer and walk away - they will ring you back.0
