Leigh / Chalkwell Area Moving Advice

Hi all
Looking for some advice from locals about nice areas to move to. My husband and I are looking to move from London (we will be continuing to commute and need to be walking distance from the station so max 20 min walk) and hoping to start a family. We have a budget of £250k-£275k to buy a 3/4 bed house. I have seen some 3 beds south of the London Road and some bigger houses just north of the London Road and some nearer to the north of chalkwell park (in the chalkwell hall school catchment). I just wondered if people would recommend staying south of the A13 in particular. The roads I have seen a couple of larger houses on are Hildaville Drive and Fairmead avenue - any thoughts?
I have also seen a few north of the A13 but west of chalkwell park so in the Darlinghurst primary catchment, is this school ok, as everyone seems to recommend North Street or Chalkwell Hall (we can't afford to live near Westleigh junior!)
Also I hear Chalkwell is nice and Westcliffe not so nice, where would you say the boundaries between these two areas are?

I'm keeping a very close eye on exactly the same areas so will set alerts for replies

Only thing I wanted to add was don't be in too much of a rush to spend up to £275k. You might find that they'll have to drop to that £250k stamp duty threshold. I don't think I would ever pay between those amounts, but I suppose if the market improved, I'd have to. In this current climate, I'd be extremely wary of effectively throwing £25k away (just remember you might be able to save that £25k with some hard bargaining). Do not say to any EAs the top of your budget is £275k!
