I just got 2k off our prospective house for the damp that came up on the survey. I did offer the asking price though.0

Paula: The scenario you describe for each of the problems is a fair reflection of our situation. Unlike in your situation we are not 'young buyers' ,which I also read as being nieive, and as such we made a descion not to go back again and again. Instead we have got all the facts together and then presented them to the vendor in one report so that they can make an informed decsion. We have also offered to take an equal share in some aspects and offered qualification on some of the legal requirements of the work already undertaken.
fimonkey: The one thing we are prepared to do is to have the vendor carry out the work as long as it is done by a reputable contractor and with the relevant gaurentees and certificates. We are not actualy pushing for a price reduction for the sake of it like maybe your purchaser is. If the easier option for them is to offer price reduction we will consider it. The aim is to have the house in a condition on which it is been sold as, i.e. a property which requires no major works and which we can move straight into.
The one thing I have gathered from this thread is how the two sides of the house buying process approach this issue. It has been an eye opener and I do think that house buying in England is open to alot of unesscary mis-trust and suspicion. I do think the home sellors pack would be a good step towards reducing this.0 -

Just to add to this..
We have just had survey done on flat we are buying.
It says 2 urgernt matters - replace some missing top tiles on the building and remove polystyrene tiles from ceiling of one room.
It also says things such as electrics, woodworm, plumbing, boiler could not be checked and we should do so before exchanging contracts. Do we really need to check these things before moving in?
Are the urgent matters things we should ask the current vendor to sort out before we move in?
As it is a leasehold property surely it is the freeholders responsibility to fix the tiles, so should we get on to them or just wait until weve moved in?
