    no one on this board can categorically tell you if you can get them out or not, because they have lived in the same place for a long time. Landlord and Tenant legislation is a complex matter. Many solicitors give you the first half hour free - go make appointments with 2-3 and see what they all say, then decide who to go with.
  • thanks i will look into this asap but no matter what we have to get them out of our life one way or another if it has to be by not paying the morgage then so be it ! thanks again for your advice:wall:

  • Get a solicitor, the amount you pay will be offset against the fact that you wont need to deal with them and you will get good help and advice to evict them.

    If your son and his mates want to live there for uni, use that as a reason if needed, the fact that they change there mind has no basis on the fact you need the house back.

    """if it has to be by not paying the morgage"" - dont even THINK about doing this - being repossessed (which is what will happen to you if you stop mortgage payments) will soooooooooo ruin your life for years, you will bitterly bitterly regret it and your life will be in tatters : - you will have a CCJ, you will be unable to get any credit (no more mobile phones); unable to get a bank account; unable to get any furniture/car/holidays et etc on credit -unable to get a rented house to live in as landlords dont want CCJ tenants; unable to get another mortgage - except at a humungous mortgage rate; possibly unable to get utility bills paid monthly - you may have to have a "card" meter - pay as you go. All of this will make your life utterly unbearable.

    Stop speculating and go to a lawyer - you are winding yourself up here
