Cubitt and west price ranges

I have noticed that cubitt and west often advertise houses for sale with a big range:

offers between 350,000 to 390,000 for example.

when you search on rightmove the properties will appear with all the others for 350,000.

How can the buyer expect to achieve anywhere near the top of the range and what is there to stop a buyer offfering lower than the bottom of the range?

    Cubitt and West and their price ranges are a pain. The seller looks at the top and the buyer at the bottom. It's just a way of winning an instruction by over valuing.

    I've had quite a bit to do with various branches of this agent and I would almost not want to offer on any more houses they are listing they are so tricky to deal with.

    We had Cubitt & West look at our flat as they had sold another one in the block using these tactics. They told us the lower price was not what you would sell the property for, they wanted a low figure so that it would appear in searches for people looking for property cheaper than what you wanted to sell at, but you were hoping to tempt them to stretch to something more than they originally intended.

    We went with a different agent and got a much better price than they had achieved with a near identical flat.

    All over the SE.

    I've been through two offering to accepting processes with C&W, both times the lowest part of the range was the maximum I would have paid for the property.

    Neither sales went through for various reasons but the journey to acceptance was usually the places being on the market for weeks until the vendors realised they were never going to get more than the lower part of the "range".
