Survey results

A few questions and some advice please.

Very annoyed as had to get homebuyers report with mortgage, don't ask!

Said i could get full building survey for £400 and homebuyers was over £600 but we "have to use their surveyors"!!!!

Anyway that flagged up quite a lot of things so have instructed the buildings survey.....more expense! Mortgage company surveyors don't do building surveys!!

Estate agents have said the price is negotiable which i thought was nice of them to tell me, however they did say that the surveyor in the first instance does go over the top on things but i think this is the best way as at least you know what your getting! Estate agent has apparently been around with his dad who is a surveyor and says that yes it needs mordernising but its not as bad as the surveyor is making out although i havnt told anyone the problems that have been outlined.

Awaiting new one back but am wanting to negotiate the price. It seems that the roof might need about £10k's worth of work. Would i be out of order trying to get this off the price if this is the case?

We are in a good position and i think they want a quick sale. I'd never knock people on completion but think im quite within my right to get something off. If we lose it we lose it although we do want it....tricky.

any thoughts?

    what have you got to lose by asking for a reduction because of the roof ? - the worst that can happen is they say no

    Its tricky to get the right survey - but it does depend on the house you are buying - I mean a full building survey would be a must on an old house like a victorian terrace, and you would know a lot of the problems beforehand.

    If you we're buying a house that still had the NHBC warranty then it would be a diff matter.

    Most surveys are over the top and the homebuyers just recommends that you get relevant experts in to check wiring/heating/plumbing etc.

    Wait for your full structural report to come back - if the roof and other things need a lot of money spending, then you must go back and negotiate.
    Either ask them to put it right before they move out or tell them you want money off for all the problems. I can't imagine they will want to sort out for themselves now.

    You wouldn't want to pay over the odds for a house that needs lots of work would you?

    The house as they are keen to sell. if i dont move quickish then they might rethink their position. Got to tread carefully me thinks. Thanks for help
