Feeling peckish the other day, I picked up a chocolate bar for sale at 50p and took it to the counter. Imagine my horror when they tried to charge me 75p. I put down the chocolate bar and left the store. I won't be visiting that shop again.1. The house price crash will begin.

Express are focussed on those who are motivated to sell and will price accordingly.
What they have said to you is that they want you to advertise with them at a lower price than you are currently asking.
As others have said, some buyers will be put off by this agency as they expect to offer less then the asking price, Express though advertise low and try to wheedle out a higher bid.
Why not ask your current agent if price is your obstacle? Its well known that many agents quote an asking price to get an instruction knowing they will have a conversation about price a few weeks down the line.
Its entirely possible that they haven't pushed your house because they know that the price is ridiculous.
Ive got to say that £80k for a 1 bedder in the deepest darkest north with views of the M62 does seem a bit steep.0 -
I am currently house hunting and will not view houses advertised by express having read and heard so much bad stuff about them - I know my budget so why would I waste my time looking at houses that are not advertised in a way that I know it will be affordable for me.
Just wastes time and raises false hopes.I am responsible me, myself and I alone I am not the keeper others thoughts and words.0 -

I have to say I thought the same thing but after I did a search of the local area it seems that other houses are similarly priced!

They seem to advertise house that are sold or no longer on the market, phoned up about 2 so far and both have been sold or withdrawn, and you get the spiel "let me take your details while the system starts up"0
